What the ad shows
A bilingual brochure for Arada's Sequoia phase at Masaar opens on a master plan naming six phases after trees, Kaya, Sendian, Sequoia, Robinia, Sarai, Azalea, set around woodland, a leisure track and a cycling track. Three unit spreads follow, a 3-bedroom corner townhouse, a 4-bedroom villa, and a 5-bedroom Forest Signature villa, each pairing a native Arabic room list, then its English version, with a full-bleed render of houses set among tall trees, with people walking and cycling. No prices appear on the sampled pages.

Arada: Sequoia sells villas wrapped in forest canopy
Arada. The ad itself is shown at arada.com.
The pattern
This still is filed under Off-plan vision sell.
Define
Selling a place that does not exist yet: a rendering, a masterplan, a life that starts after handover.
Mechanism
Future as product. Trust, progress imagery, and a named future self do the work a show unit cannot. Risk language must stay honest.
Verdict
Real estate or a long-lead project where the buyer is buying a plan, not a key today.
Why it works
The positioning is built into the product architecture itself, phases named after trees, a leaf logo, renders that always crop the house inside canopy, so the forest promise repeats without a single claim line. The unit spreads run a tier ladder of escalating adjectives, calm and contemporary, then elegant and contemporary, then spacious luxury, each adding rooms Gulf buyers actually compare. The Arabic spec is written as its own native, و-joined sentence rather than a translated list, so each reader scans the spec in their own language.
The big idea
Sequoia is sold as a home inside a forest, every unit rendered wrapped in mature trees, with three tiers escalating through rooms like a majlis and a driver's room.
The offer
Off-plan homes in Sequoia at Masaar: a 3-bedroom corner townhouse, a 4-bedroom villa, and a 5-bedroom Forest Signature villa. No prices or payment terms appear on the sampled pages.
The proof
A colour-coded master plan naming six tree phases, woodland, a leisure track and a cycling track, photoreal renders, and a full room-by-room list for each unit type.
Steal this when
A bilingual off-plan brochure needs several unit types that each stand alone: native Arabic spec above English, a key plan, and one full-bleed lifestyle render per unit.
The emotion
Written to Desire. It does neither clearly.
Sequoia's master plan names six tree phases and every unit is rendered wrapped in trees, with a native Arabic spec above the English, but the sampled pages leave out any price or payment plan.
