What the ad shows
Tall narrow pages on white with a faint grey triangle pattern and the gold Rafal chevron top right. The near-empty cover holds the thin grey 'alegria' wordmark with a colourful line burst of linked figures, 'Urban Living' beneath and the blue licence badge; inside, a dusk render of low-rise buildings with bronze screens leads into Arabic and English amenity lists, then huge gold unit numbers over furnished top-down plans with room sizes, a dense finishing schedule, a villa plan, and a back cover with only the logo and contacts.

Rafal: alegria off-plan homes, licensed and specified room by room
Rafal. The ad itself is shown at rafal.com.sa.
The pattern
This still is filed under Off-plan vision sell.
Define
Selling a place that does not exist yet: a rendering, a masterplan, a life that starts after handover.
Mechanism
Future as product. Trust, progress imagery, and a named future self do the work a show unit cannot. Risk language must stay honest.
Verdict
Real estate or a long-lead project where the buyer is buying a plan, not a key today.
Why it works
Off-plan buyers are buying a promise, so the brochure answers with things they can check: the licence badge on the cover, a dimension on every room and a schedule that names materials and brands, with almost no adjective copy. 'يتوسط المشروع مركز تجاري' sells convenience as layout, a café, gym and mini-market at the centre, and the repeated note that areas and materials may be revised shows the price of specifying this much.
The big idea
An off-plan community is sold on hard specifics instead of adjectives: a government licence on the cover, then room-by-room dimensions and a finishing schedule with named suppliers.
The offer
Off-plan apartments (3 bedrooms, 3 toilets) and Villa B (448 sq m, 4 bedrooms, 6 toilets, driver and maid rooms) under an off-plan sale licence; no prices or payment terms on the sampled pages.
The proof
The Real Estate General Authority off-plan licence badge with its number, measured dimensions for every room, and a finishing schedule naming Jotun-Al Jazeera paint, Legrand switches and Saudi standards.
Steal this when
When writing a brochure for an unbuilt home where trust is the main barrier and the developer can commit to a licence number, room sizes and named finishing brands.
The emotion
Written to Anxiety. It makes the Say move.
It meets the uncertainty of buying a home that does not exist yet by making the unknown visible: the licence, the exact room sizes and the materials, with the right to revise stated plainly.
